
The Vantage
A 4,200 sq ft penthouse requiring a fully concealed system — no visible grilles, no mechanical intrusion — with independent zoning for twelve rooms and a rooftop terrace.

Radiant ceiling panels were integrated directly into the architect's reflected ceiling plan, with zero deviation from the finished surface. The panels heat and cool without convection — no air movement, no noise, no temperature stratification.

Fresh air is delivered through a Zehnder ComfoAir 350 with heat recovery efficiency of 92%. The unit serves the entire penthouse through a concealed distribution network routing through the building's existing interstitial space.

The terrace required radiant heating within the stone pavers and supplemental overhead heating for the covered lounge — specified by the architect as invisible from the street elevation. Equipment was surface-mounted behind parapet screens designed by the landscape consultant.

All twelve zones converge at a single Lutron RadioRA 3 interface — the client's preferred automation platform — coordinated with lighting, shading, and AV systems by our controls specialist during a three-week joint commissioning period.
