
Mercer Street Loft
A converted 1890s warehouse loft in SoHo, demanding precision zoning within landmark-restricted architecture that prohibited any wall penetrations visible from the building facade.

Flush 4-way cassette units were positioned within the grid of original timber beams. Each cassette was powder-coated to match the beams' patina — a detail specified after the architect reviewed the standard white finish against the existing material.

Refrigerant lines were routed through a purpose-built channel within the interior face of the party wall — a technique developed collaboratively with the structural engineer to preserve the unlined brick aesthetic throughout the loft.

All outdoor units were consolidated to a single equipment platform on the roof, compliant with landmark review requirements and engineered for acoustic isolation from the residential floors below.
